The purpose of this meeting is to elect members to the Association's Board of Directors, and to discuss the Association's affairs. You are strongly encouraged to attend the annual meeting. If you cannot attend, please complete the enclosed proxy and give the proxy to another person who will be in attendance, so that you will be represented at the meeting. A quorum of at least 25% of the owners is required. We know you take pride in your homes and the beautiful community we share. We're writing to you today to clarify some landscaping guidelines to ensure everyone enjoys a safe and aesthetically pleasing environment. Let's work together to keep our community looking its best!
Adding a Splash of Color: Annuals
We love seeing the vibrant colors that annuals bring to our flowerbeds! You're welcome to plant "shallow root annuals" like petunias, marigolds, and impatiens without prior Board approval. These plants add seasonal beauty and are easy to maintain. Just remember:
Please don't remove existing soil or turf to make room for your plants without getting written Board approval first.
Be extra careful not to damage the irrigation system components hidden in the plant beds or lawns. We want to keep our sprinklers running smoothly!
Planning for the Future: Perennials, Trees, and Shrubs
For plants with deeper roots, like perennials, biennials, trees, and shrubs, we require written Board approval before planting. This helps us prevent potential damage to sprinkler systems and underground utilities. We want to ensure the long-term health of our community's infrastructure. Please remember that trimming or cutting down any existing trees or shrubs by homeowners is strictly prohibited.
Adding Personal Touches: Planters
We understand you want to personalize your space! Here's what you need to know about planters. With Board approval, you can:
Place appropriate-sized planters made of wood, concrete, plastic, ceramic, or terracotta at your unit's entry or either side of your garage door.
Small and medium-sized planters are allowed on your decks without Board approval, as long as they don't place undue stress on the deck's structure.
Please refrain from placing planters in plant beds, lawns, sidewalks, or driveways. For safety reasons, please do not obstruct pathways.
Maintaining Boundaries: Yard Fences
Board-approved, developer and or home purchase agreement authorized yard fences are the property and responsibility of the individual homeowner, not the HOA. Please inspect and maintain your fences annually to ensure they're structurally sound and visually appealing. The Association reserves the right to inspect yard fences, and if repairs are needed, you'll have 30 days to complete them. If you fail to repair a fence the association reserves the right to remove it.
Safe and Accessible Pathways: Stepping Stones
Stepping stones are welcome, but please install them at ground level to prevent tripping hazards.
Communication is Key
We encourage you to submit your landscaping requests to the Board before starting any work. This ensures your plans align with our community's rules and regulations.
Keeping it Tidy: Water Hoses
Water hoses can be stored outside during the summer, but please roll them up neatly in a decorative container or in a way that doesn't create a tripping hazard or interfere with maintenance. The association reserves the right to remove unproperly stored hoses, and owners may be fined.
